I have been creating and operating web sites for the past 3 years. I have developed a proven method of getting the sites I run into the search engines quickly. I then use that proven concept to aid in achieving high rankings for a small number of keywords, allowing the buoyancy effect to increase the rankings for the other keywords when one or two keywords ranks very high. This is the cornerstone of my search engine ranking strategy. In the event you did not know, when one or two keywords rank well within a given site, many secondary keywords enjoy a buoyancy effect and are lifted because of the nice rankings of the main keywords. This cost effective keyword marketing has allowed my clients to keep for themselves a large dollar amount in SEO fees over the years while receiving terrific organic rankings.

When preparing a site for launch I will initially review a few characteristics of the site. The first things I look for on the main pages are the use of H1 and H2 tags inside the actual text on the home page. The reason for the tags is that the search engine spiders will instantly look at text contained inside of the tags to determine the overall theme of the web site. When the correct process is used to highlight the text and tags are used to support them, the search engines have a very easy time determining what the site is about and itcan more easily include or exclude if the site should be included when they encounter users looking for terms that are on your website.

As an additional part of the keyword ranking factors, I lalways like to see the use of anchor text in the text on the home page. I have helped many website owners to achieve better rankings by having them remove images where the important message of the site, what it is all about, is embedded in the image. The simple fact is that, while the images may appear to offer a better look and feel for the site, the search engines cannot read images and pull text away from the image, so it is not worthwhile to put the important message of the site in the image. I always suggest that they use an image with less size and that text be in a prominent position so that the user can click and go instantly to the point of interest.

I like to have a page contained in the site for each keyword being used. The search engines like to be able to specifically go to pages that are called the same as the keyword they are targeting. A page written for a wedding photographer should place some text in anchor text links on the main page for a wedding photographer leading them to a page called www.anysite.com/wedding-photographer.htm. The search engines will be able to process that link in short order and can quickly give it the right theme to work with.

The very next task I undertake it remove all underscores and replace them with dashes. I have heard, seen and witnessed countless examples of pages not being indexed as well because of the use of underscores. I cannot explain why (I do not know) but I am aware that this issue exists and should not be challenged. Two pages that have almost identical names, wedding-photographer.htm and wedding_photographer.htm , will not score equally in the search engines, all else remaining equal. It is proven each and every time I test it so please stay away from it.

Wouldn’t it be valuable to know what the search engines think the theme of your site is? The most consistently proven method of gaining this information is to use the Google Keyword Tool (type that phrase into a search engine). You will quickly be granted inside information as to what Google thinks your site is about when you look at the terms it returns. Many customers that I work with are shocked to gain the knowledge that the search engines do not think the site is even remotely close to what they intended and we go through a process of fixing the view from the search engine’s perspective. We do that by using links that contain no follow terms built into them and by highlighting keywords with H1 and H2 tags. The site can be easily and quickly repaired to provide the correct theme so please do not worry if your site is not what you think.

 Free link directories, deep link directories and article directories are all excellent tools with which to grow your internet marketing.  It is common knowledge that link building brings traffic to your site.  It also helps you obtain those high search engine rankings you so much desire.  Best of all, it’s free, you can do it yourself.

Although it can be time consuming, if you are on a shoestring budget and looking to promote your web site, look into free link directories.  Take a look at these two pages, a listing of free link directories and a listing of free deep link directories.  Most of the directories listed on these pages have good page ranking, and are easy to submit to.  Additionally, they do not require reciprocal links back to them, which is something I like to avoid if possible.

When starting your link building campaign, you should have a general plan of action.  Free link directories are a great start.  There are so many out there, you can spend an hour a day submitting every day of the year and still have directories you have not submitted to.  When submitting, it is important to have a game plan regarding the keywords you are targeting.  What keywords do you want the search engines to pick up for your site?  When submitting your site, be sure to put those keywords in the title.  You want a cohesive plan, if you start submitting with no plan, you will get results, but not the kind of results you will obtain if you have a written script to follow.

Just like anything in life, link building, or rather effective link building, takes planning.  When submitting your deep links, the same story applies.  You want to know what keywords you are targeting with these deep link directories.  Focus on the phrases that are going to drive you traffic.  When building your site, you should have already mapped out your pages and target keywords.  Use this map to focus your directory submissions for the best results.

 This post is a little off topic, but with everything going on in the real estate world, it is important to have the information.  We are going through a tough financial bubble, and because of reforms to lending practices home owners are feeling the brunt of this financial burden because they no longer qualify for new loans, either because of lower property values or tighter lending guidelines.
 
 Not long ago property owners counted on their home equity to bail them out of any financial problem.  Because of the current situation, properties have lost tremendous value and there might not be enough equity to refinance a loan.  For so many years people were taking cash out of their homes to buy cars, vacations, and more.  No longer can the average American use their home as a bank account.  Due to this, many Americans are turning to credit cards to maintain their lifestyle.
 
 But the solution to a difficult financial situation is not to run up credit cards because their interest rate can go as high as 30% (compounded daily) and they will just add to the problem.  Hard money loans, on the other hand, are better financial instruments which provide more affordable interest rates and terms that can help a property owner sail through this economic recession.  Many people don’t really know their options when it comes to hard money, but the guidelines are really straight forward.
 
 Hard money loans can go as high as 80% of the value of the property, although these days many lenders are trying to keep this ratio below 65%.  Hard money loans are available on any type of property, including commercial properties, land, investment properties, apartment buildings, gas stations, even churches.  Hard money loans can also be made on an owner occupied property.  These types of loans can be amortized over a period of 30 years, and sometimes can be short term bridge loans with interest only payments.  Even with hard money, however, it is important to be able to show the ability to repay the loan.  The advantage with hard money these days is the flexibility in the underwriting.  Many times you are able to speak directly with the decision maker, and put together a package that makes sense, rather than dealing with a large institution who wants you to fit into a particular box that is becoming increasingly small.
 
 Because of the banking crisis more and more home owners are losing their properties to foreclosure, the sad part is that many of those foreclosures can be stopped or avoided with action on the part of the homeowner.  In California alone foreclosures have been up over 200%, this figure is based on market analysis performed in July of 2008 by housing authorities.  Hard money lenders often times provide the only  real option for homeowners who no longer qualify for institutional loans with the current credit crunch.  If you have been looking for a loan and have been turned down by the banks, now might be the time to look into your hard money options.

 

 Promotional products are a good way to grow your business, and retain existing clients.  Everyone likes free stuff, especially if it is something they will use.  By using promotional items as gifts to former and existing clients, you accomplish a few things.

BPO’s, a great way for real estate agents to make money in today’s real estate market.This is a little off topic, but for all those real estate agents out there looking for a way to make money in the market, it is a good resource to look into.  BPO’s are broker price opinions.  These are like mini appraisals, often times ordered by the banks or lenders to get a quick, accurate valuation of a property.  BPO’s will often give a few different values, from a 30 day quick sale value, to a longer marketing period of time.

BPO providers are looking for real estate agents today to handle the influx of bank owned properties and properties in foreclosure.  For real estate agents, this is a great time to take advantage of the market and make a little bit of extra money during the downturn in the market.  As an added perk, by forging relationships with the banks and companies needing these BPO’s, you can begin to pick up some of the REO listings as well.

Bank owned listings in the past have not been the most lucrative listings, but recently that has changed.  Many banks today are allowing their inventories to be priced very aggressively in order to sell quickly.  This has translated into multiple offers on properties in many areas, which means properties that will sell and earn you a commission.

Recently, Craigslist made a change in posting requirements.  Now, if you are interested in advertising on Craigslist in the “services” category, you must sign up with a Craigslist account and verify a phone number.  This is an extra step, but well worth it, and it only takes a few minutes.  I suggest signing up for an account today if you have not already.  If you want to use the free Craigslist advertising, it is very likely you will want to be posting your ads in the “services” category.

If you look around Craigs list, you will notice a wide variety of advertising there.  From simple one line advertising, to professional looking images that link to websites, the ads are as varied as the people using the site.  If you are truly interested in advertising your business on Craigslist, I suggest putting together a professional looking ad, linking it to your website and using Craigslist to advertise both your business and your website.

There are a number of ways to put together such an ad.  You can do it yourself in a photo shop type of program, or even Microsoft’s Powerpoint program.  Once you create the image for your ad, you can upload it to a file sharing type of service (Photo bucket is a pretty good one), put together a few lines of html and have a great looking ad that links to your website.

If you are truly looking to use Craigslist for advertising, I suggest investing in a step by step guide to show you the proper way to get the best return on your time.  You could spend the time learning everything, but for the amount of trial and error it would take, a small investment is a pretty good way to go.  After all, the advertising is free, you only need to know how to tap into the resources offered.
